Most mortgage content exists to rank on Google or push someone toward a rate quote. Real Talk is something different.

This page is where I put my experiences and Chicago mortgage insights in writing. The comparisons buyers get wrong. The decisions that look one way on the surface and go another way in the numbers. The questions that come up in every pre-approval conversation, but almost never get a straight answer online.

I have closed over 300 transactions a year for 25 years in the Chicago market. A lot of patterns show up in that volume. This is where those patterns become useful for anyone thinking through a purchase, a refinance, or a career move in residential lending.

No jargon. No spin. No rate promises that mean nothing without a full picture. Just clear answers to the real questions.

THE QUESTION NOBODY ASKS UNTIL IT'S TOO LATE
Renting vs Buying in Chicago
Five years of Chicago rent at $2,800 a month is $168,000 out the door. The math on buying is closer than most renters think, and the gap widens every time a lease renews.

WHEN STANDARD PROCESS IS NOT ENOUGH
Self-Employed Mortgage Chicago
Tax returns that show less than you actually earn are the most common reason self-employed buyers get stuck. There are programs built for exactly this situation. Most buyers just do not know they exist.
